Gil Rosa has spent 30 years in the space between what gets designed and what gets built. That gap where drawings meet field conditions, where intent collides with reality is where projects succeed or fail. It’s also where he does his best work. Trained as an architect and seasoned as a builder, Gil has navigated capital projects from $6M to $48M, was an integral member of several prominent NYC architectural firms, managed affordable housing development at Habitat for Humanity NYC, and served as Senior Project Manager at Abyssinian Development Corporation one of Harlem’s most consequential community development organizations. He has operated on both sides of every table in this industry, which means he understands what each party needs, where communication breaks down, and how to keep a project moving when it doesn’t. In 2015, he founded GRPM Services LLC in New York City to formalize what he’d always done: bridge the gap. Today, GRPM serves owners who need a trusted navigator, contractors who need someone to translate the drawings into executable plans, and architects who need their design intent protected once the work hits the field. Gil’s approach is shaped by more than construction experience. A student of Zen philosophy and martial arts, he brings a practitioner’s discipline to every engagement the belief that clarity of purpose, preparation, and presence in the moment are what separate projects that drift from projects that deliver. Paul Nair has spent more than 38 years building in New York City and he has done it from every position on the field. Trained in architecture at Pratt Institute, he started at the drafting table, preparing construction documents, inspecting ornamental facades, and learning what happens when design meets the real world. Then he crossed to the other side. He ran estimating and purchasing for major NYC union general contractors, built and operated his own union masonry and carpentry firm, and managed projects from $20M to $150M, foundation through sign-off and occupancy. The project list speaks for itself: the RIU Plaza Hotel Times Square, the first ground-up $100M+ non-union project in NYC history. Jazz at Lincoln Center. Nicholas Busà builds outcomes. With deep roots in residential and light-commercial construction-from concept through certificate of occupancy he brings the kind of field intelligence that keeps projects on budget, on schedule, and aligned with the owner’s original intent. His background spans millwork drafting, custom kitchen and high end residential design, hospitality and hotel group estimating, and property development work with organizations including Habitat for Humanity NYC. He’s equally at home reading structural drawings and managing subcontractor schedules-which is exactly the skill set owners and architects need when a project hits the field. At GRPM, Nicholas operates across three disciplines: guiding owners through the complexity of development and renovation, helping contractors decode drawings and manage workflows, and providing architects with on-site representation to protect their design intent when it matters most. His current project reach includes Provincetown, Cape Cod, New York City, Westchester County, Florida, and Puerto Rico. What sets Nicholas apart is his ability to anticipate and to read a set of conditions, identify where the gap between the drawings and the field is about to become a problem, and have the work-around plan ready before the call comes in.
